Vacant stages include professional design planning, installation and styling of furnishings and decor, furniture rental and furniture removal at the end of the term.
OCCUPIED STAGING
With occupied staging, we edit and enhance what's already there, working with your existing furniture and layout to highlight your home's best features and create a presentation that feels polished, not personal. We work with homeowners to recognize the potential in their space, so buyers can envision the home for themselves.
Occupied stages include a full walkthrough and design consultation, editing and rearranging of existing furniture, and supplemental furnishings and decor where needed to fill gaps or elevate key rooms and appeal to the highest number of potential buyers.
LISTING PHOTO PREP
Our listing photo prep service brings a thoughtful design eye to the final details before photography. We work with your existing furnishings and décor to refine furniture placement, styling, artwork, and accessories, while identifying simple opportunities to elevate each space. The result is a polished, cohesive presentation that photographs beautifully and helps your listing make a memorable first impression.
PRE-LISTING
CONSULTATION
Not every seller needs a full stage, sometimes a trained eye and a clear plan are enough. During pre-listing consultations, we walk through your home room by room, offering guidance on furniture placement, decor, and small updates that make the biggest impact on buyers. You leave with a clear roadmap you can execute yourself, on your own timeline and budget.
Consultations include a one hour walkthrough of the full home and a customized home prep report complete with pictures and expert recommendations.
